Our Process:

We schedule an appointment to look at your property; it must fit the standards, size, condition and location that we can market. The home must be rent ready to qualify for an occupancy permit and we can assist with this process. We will provide an estimate for any repairs or updating that we recommend to properly market and lease your home. We sign a 1 year Property Management Agreement with the owner to manage the property and collect the keys.

Once the home is rent ready we take pictures of the property, put up our “for rent” sign and broadcast the property information on our website which syndicates to 65 major Real Estate websites. We also market the home on all the free websites; Craig’s List, Back page, etc. We partner with several relocation companies and we also market your home on several company bulletin boards such as; Case Western Reserve, Cleveland Clinic Foundation, Progressive, and to all the local newspapers to your area.

We receive numerous calls daily and schedule all showings. We show the home by appointment to as many applicants as possible. The applicants are required to complete our application form, provide income and employment verification and pay a $35.00 application fee. We select the best candidate out of all the applicants and process a very thorough background check.   • We carefully chose and recommend the best candidate to the owner for the final approval.
  • We require that the approved candidate sign a one year lease and disclosure forms. We require a security deposit equal to one month’s rent within 48 hours of being approved.
  • We will coordinate the move in and inspection of the home and upon move out we will do the same. We require quarterly walk through inspections of the home to confirm that the home is well kept.
  • We then manage the property on a monthly basis and respond to all maintenance issues keeping in constant communication with the tenants and the property owners.
     

Fees:

  • We provide all of the marketing and advertising at our own expense. Once the home is rented we charge a onetime placement fee equal to the first month’s rent to cover all marketing and processing costs.
  • We then charge 10% per month (Minimum of $100.00). Rent is due the 1st of the month and our accounting department processes payments to the owners on the 15th. Phone: 440-461-0050
