Investing In the Cleveland Real Estate Market

Investing in the real estate market takes a great amount of thought and planning.  Most sophisticated investors tend to diversity their investment portfolio where real estate, in many cases, is considered a major portion of that portfolio.  While the Stock market tends to be somewhat volatile, investing in residential real estate, over the long-term, tends to appreciate in value.

Many investors believe that a bigger investment risk will give them a greater return.  This is not always the case in residential real estate.  To minimize your investment risk, you need to analyze the location, amount of money to invest, and the potential returns.  If these factors are properly weighed, the investment risk is usually less than other investment options making residential real estate a good investment.

What is Your Investment Strategy?

The first step towards your residential real estate investment is determining your investment strategy.  Unless an investor is paying cash, you will probably utilize one of two options.

The first option is to put a minimal amount down and realize an annual loss that can be used as a tax deduction. This strategy will provide a return at the end of the holding period.  At the end of the holding period you can cash out or reinvest but you must be able to maintain the investment during the holding period.

Another option is to put down enough money, usually 20-30%, to break even or cash flow during the holding period.  This strategy offers less of a return on the investment. In both cases, there is a tax benefit from depreciation, mortgage interest and other expenses such as property management fees and maintenance.
